How to Get a Residence Permit in Georgia Through Property Investment

Georgia remains one of the most attractive countries for foreign investors. Not only can foreigners easily buy property here, but they can also obtain a residence permit (RP) based on that purchase.
This provides access to living, doing business, banking services, and many other advantages.

1. Who Can Obtain a Residence Permit Through Property

Foreign citizens who purchase real estate in Georgia worth at least USD 100,000 (or the equivalent in GEL) are eligible to apply for an Investment Residence Permit.

Requirements:

  • The property must be registered under the applicant’s name.
  • The property must not be mortgaged or under legal restriction.
  • Multiple properties can be combined, as long as their total value exceeds USD 100,000.

2. Types of Residence Permits Available for Investors

Georgia offers several types of residence permits:

  • Temporary residence permit — for employment or business activity.
  • Investment residence permit — based on property ownership of USD 100,000 or more.
  • Permanent residence permit — available after five years of continuous residence.

Among them, the investment residence permit is the fastest and most convenient option for foreign property owners.

3. Step-by-Step Process of Obtaining a Residence Permit

Step 1: Purchase the Property

  • Choose a property (residential or commercial) worth at least USD 100,000.
  • Register ownership with the National Agency of Public Registry (NAPR).

Step 2: Prepare the Documents

You’ll need:

  • Passport;
  • Notarized Georgian translation of your passport;
  • NAPR extract confirming ownership;
  • Certificate of cadastral (assessed) property value;
  • One passport-size photo (3×4 cm).

Step 3: Submit the Application

Applications can be submitted at the House of Justice or online via my.gov.ge.
Select the permit type Investment Residence Permit.

Step 4: Review and Issuance

  • Standard processing time — 30 days;
  • Fast-track processing — 10 days (for an additional fee).
    Once approved, you’ll receive a plastic residence ID card valid for one year, with the option to renew.

4. Renewal of the Residence Permit

After one year, the residence permit can be renewed if you still own the property.
You’ll need to provide:

  • A new NAPR ownership extract;
  • Proof of state-fee payment;
  • Renewal application at the House of Justice.

After several renewals, you may become eligible for a permanent residence permit or even citizenship, depending on your length of stay in Georgia.
