Gogol 42 is an ideal choice for the smaller investor who does not want to wait for a project under construction to be completed. The building was complete in early 2021 and there are already people living in the building. Only cosmetic touches remain in the common areas of the building and the elevator still needs to be installed.
The project is located in the highly popular Plekhanov area of the city which is especially popular with digital nomads and the young and trendy crowd. Plekhanov is our best-selling area due to the fact that the location is very central, yet prices are still highly affordable compared to the opposite west bank of the city. Land plots in this area are still rare due to the fact that the area has been developing over more than a century, which makes any new building in this area a rarity, meaning that they are in high demand.
Within Plekhanov, Gogol 42 occupies a highly convenient location. Tbilisi Central Railway Station, which is the main transport hub for all of Tbilisi, is just 250m from here. Not only do all of the trains go from here, but it is the intersection between Tbilisi’s two metro lines and also the main coach terminus. With the metro station just ten minutes’ walk away, the location allows for quick and easy access to Liberty Square, just four stops away, or the popular universities of Saburtalo.
Tbilisi Central Station is also one of the city’s main shopping destinations, with large supermarkets here. For day-to-day essentials, residents here need only walk downstairs as there is a large Carrefour convenience store which takes up most of the ground floor of the building.
The Plekhanov area is famous for being the location of Fabrika, which is ‘ground zero’ for the city’s many digital nomads. Such has been the success of Fabrika that the owners are creating Fabrika 2, which is located literally adjacent to Gogol 42. This is ideal for investors as high yields can be guaranteed with rates significantly lower than will be on offer inside Fabrika itself.
All apartments at Gogol 42 were sold out well ahead of completion. However, we have been able to secure the best apartment on the project for investors looking to make a good return. The apartment is 39m2 in size and contains a small balcony. It can be configured as either a small one-bedroom apartment or as a large studio. The apartment is on the fourth floor – which is the top floor of this low-rise building. Despite only being on the fourth floor, the majority of the surrounding buildings are just three-storeys. This means that there are wonderful views from the balcony here, with a 180 degree views of the green hills surrounding Tbilisi. It is even possible to see the TV tower at the top of Mtatsaminda Hill from here.
The apartment is supplied on a ‘black frame’ basis, which means that it is currently just an empty shell. It will cost $200 per m2 to make the finishing to your specifications, adding an additional $7,400 to the price (which still keeps it below $50,000 in total). Finishing should take around two months, which means that it should be ready around the same time that the common areas are completed.
As the project and apartment are already finished and ready for finishing works, there is no payment plan available. Buyers would need to pay 100% on contract and you could be living inside the apartment inside two to three months.
